01 — THE BRIEF

The axis along the Spree bank and Mühlenstrasse / Stralauer Allee — Mercedes-Benz, Zalando, Universal, MTV, Coca-Cola — is already one of Berlin’s most interesting addresses, and few parts of the city are changing faster into a mix of business, housing, entertainment, art and gastronomy. Revaler Strasse sits inside that pull, between Ostbahnhof, the RAW grounds and Boxhagener Platz.

The building answers it with a loft-like character and a flex-space plan cut for e-commerce companies, start-ups and the creative industries. The visual brief followed from that: show the yard as the address, show that a floor can be one tenant or nine, and read as photography rather than CGI.

02 — THE PASSAGE

An open passageway takes you off Revaler Strasse and under a folded concrete soffit straight into the yard. It is the one moment where the building is a piece of street rather than an elevation, so both frames sit at walking height, with the courtyard light pulling through the far end.

03 — THE COURTYARD

Two planted courtyards sit behind the street wall; this is the larger one — a raised island of dogwoods and ferns with restaurants and offices facing onto it on all four sides. Shot across a full day so the same space reads as arrival at nine and as a lunch terrace at one.

04 — INSIDE

Each floor holds up to nine office units of roughly 200–400 m² (2,150–4,300 sq ft), used singly, combined to suit, or merged into one plate of about 3,300 m² (35,500 sq ft). Central zones carry lounges, coffee bars and meeting rooms, and every story has its own loggia. Rather than show empty plates, every interior frame is taken from a seat — a desk, a lounge chair, a café table — with the courtyard in shot, because the view is what the floor is renting.

05 — FACADE AND DETAIL

The facade makes a forceful statement on the street and stays differentiated up close: the elements sit at varying depths, so the shadow they throw changes hour by hour and the elevation shifts as you walk past it. Holding that up needed real texture and a close camera, not a wider view.

The close frames carry the material: bush-hammered stone, dark metal windows, warm interior light on the reveal. They run through the brochure as the connective tissue between the wide shots.

06 — WORKING OUTSIDE

The leasing pitch is that you can work anywhere in the building, including outdoors. So the yard was dressed as usable furniture rather than landscape decoration — seating in the shade of the trees, tables at the planting edge, the offices lit behind.
