Montario Quarter
A mixed-use residential development inside DevelopmentWA's Montario Quarter, combining build-to-rent and build-to-sell apartments. As Art Director and Lead 3D Artist, I led the visual direction and production of spherical 360 views for three interactive tours — apartments, amenities and exteriors — alongside the marketing stills.

01 — THE PROJECT
Celsius Property Group’s A$250 million scheme sits on two lots of DevelopmentWA’s Montario Quarter in Shenton Park, a few minutes west of the Perth CBD. On Lots 35 and 36, a thirteen-story build-to-rent building of 226 studio to three-bedroom apartments, designed by Rothelowman, stands beside an eight-story build-to-sell component of 72 dwellings: 298 apartments in all, A$150 million of build-to-rent against A$100 million of build-to-sell — the developer’s first move into build-to-rent, approved by the Department of Planning, Lands and Heritage in April 2024. The build-to-sell component — 72 dwellings on Lot 35, two car bays each, with its own residential amenity deck — was designed by Space Collective Architects.
The build-to-sell half carries its own name — JUAL, after nearby Lake Jualbup — a collection of 72 apartments, penthouses and townhomes on the corner of Seymour Avenue and Dawes View, with Dawes Park to the north and a green laneway east linking through to the Montario Quarter retail hub. Over 32 unique floor plans run from one to five bedrooms, with secure parking, private garaging and direct private entry.
Build-to-rent has to be sold on how it lives, not on a floor plate. That is what the 360 work is for: the content carried pre-construction marketing, stakeholder review and digital presentations, letting a prospective tenant stand in the apartment, walk the amenity deck and look out over the neighborhood before the ground was broken. Three tours, every node rendered from one master scene, the largest delivered at 16K.
Resident facilities sit across two levels — arrival lobby, parcel lockers, games area and bike workshop at ground; pool, cabanas, alfresco dining, communal kitchen and residents' lounge at level two. The precinct is Western Australia's first 6-Star Green Star Community, the highest rating the Green Building Council awards, with Shenton Park station a short walk away and the Perth CBD six kilometers out.

02 — 360 INTERACTIVE TOURS, STILLS AND VIGNETTES
Three separate tours were produced and art-directed as one set: apartments, amenities and exteriors. Every node is a full spherical render — no stitched plates, no photography — so lighting, season, time of day and dressing stay identical from the living room to the rooftop to the aerial node above the park.

Apartments
Living rooms, kitchens and bedrooms, staged for the tenant who will actually live there — daylight, real furniture and the view in shot.

Amenities
The resident levels — lounge, alfresco dining and terrace planting, shot as places rather than as facilities.
